Many houses in villages/towns are built on Natham land. ✔ Can you buy? Yes, you can buy, but only if these conditions are true: Patta type is Natham Patta (House site patta) No encroachment issues Clear EC Proper boundaries in FMB ⚠ Risk Some Natham pattas are “recently given” or “not original,” so always verify with a lawyer. ❌ 2. Poramboke Land (பொரம்போக்கு நிலம்) ❗ Meaning Government-owned land Reserved for: Roads Lakes / ponds Waterways Burial ground Forest Public use 🚫 Do NOT buy. Even if someone “sells,” you will never get patta. You cannot build anything. Government can reclaim anytime. Poramboke = 100% AVOID. ❌ 3. Panchayat Land (பஞ்சாயத்து நிலம்) This can mean two things: (A) Panchayat land (government land under panchayat) Belongs to local panchayat Not private → Cannot buy (B) Panchayat-approved plots Layout approved by local panchayat (not DTCP/CMDA) → You can buy, but approvals are weaker than DTCP. → Risk of disputes in future. ⚠ Buy only if seller provides: Parent documents Panchayat layout approval Clear patta FMB sketch No EC issues Not as safe as DTCP, but still purchaseable. ❌ 4. Nanjai Land (நஞ்சை நிலம்) Meaning Wet agricultural land Used for cultivation (paddy fields etc.) 🚫 Should you buy for house?
